Sometimes, a lawn is beyond the help of simple overseeding. If your lawn is more than 50% weeds, has large bare areas, or is plagued by poor soil and thatch, a full renovation might be the best option. A lawn renovation is an intensive process that essentially kills off the old, undesirable lawn to give you a clean slate for establishing a brand new, healthy turf from scratch.

📅 When to Renovate

Just like overseeding, timing is crucial. For cool-season grasses like Fescue, late summer to early fall is the absolute best time for a renovation. This allows the new grass to establish before winter without competition from summer weeds.

🔧 The Lawn Renovation Process

This is a multi-week process that requires careful steps.

Kill Off the Old Lawn: Apply a non-selective herbicide to the entire lawn area to kill all existing grass and weeds. This step may need to be repeated after a week or two for stubborn weeds.

Scalp and Dethatch: Once everything is dead, mow the lawn as short as possible (scalp it). Then, use a power rake or dethatcher to remove all the dead plant material and expose the soil.

Aerate and Amend: Core aerate the entire lawn heavily to relieve compaction. This is also the time to amend the soil based on a soil test, adding compost, lime, or other necessary nutrients.

Seed and Fertilize: Spread a high-quality grass seed and a starter fertilizer using a broadcast spreader. Ensure you are using the correct seed type for your climate and sun exposure.

Water Consistently: The new seed must be kept constantly moist until it establishes. This requires light, frequent watering, multiple times per day, for several weeks.

sod An Alternative: Sod Installation

For an "instant lawn," you can install sod instead of seeding after step 3. Sod is more expensive but provides immediate results and requires less intensive watering in the initial stages.
