Your window frames are constantly exposed to the elements, bearing the brunt of sun, rain, and temperature changes. Regular maintenance is key to preserving their integrity, preventing costly damage, and ensuring they continue to operate smoothly and efficiently for years to come. An annual inspection and cleaning can stop small problems before they become big ones.

🔍 The Annual Inspection

At least once a year, give every window frame a close look, both inside and out.

What to Check For:

  • Paint and Finish: Look for any peeling, cracking, or blistering paint on wood frames, which indicates moisture is getting in.
  • Caulk Seals: Inspect the caulk around the exterior of the frame where it meets the siding. It should be continuous and free of cracks.
  • Wood Frames: Gently probe the sill and lower corners with a screwdriver for any soft spots that could indicate rot.
  • Vinyl/Aluminum Frames: Check for any cracks in the frame material or broken seals around the glass.
  • Weep Holes: Ensure the small "weep holes" at the bottom of vinyl and aluminum window tracks are clear of debris so water can drain out properly.

Clean your window frames along with your glass. Use a mild soap and water solution and a soft cloth. Avoid abrasive cleaners that can scratch the finish.

reseal Re-Caulk as Needed

If you find cracked or failing caulk on the exterior, scrape it out and apply a fresh bead of high-quality exterior sealant to prevent water intrusion.

For wood windows, sanding and touching up any failed paint spots immediately will stop moisture from getting to the wood and causing rot.
